Unfortunately when it comes to parking (we made the experience that) planners often just think about the building not about the requirements and preconditions caused by the complete project.

Our strategy is not to talk about the solution before we know all requirements in detail. This happens by having a closer look at the real estate project - what are the goals, the further developments, customers' requests and last not least the value proposition for the end user?

1+1 equals more than 2. To take advantage of this knowledge we have created our structured workshop "Start-it". Bringing together the right people which should be involved in the project, collecting their point of views, their requirements as well as the preconditions of the site and of legal restrictions, the internal and external traffic flow as well as architectural requirements.

The open communication and problem-solving approach of the Start-it workshop defines all demands and marginal conditions, illuminates and at least eliminates problem areas.

The result is a reliable and proven basis for decisions at a very early stage and will be implemented in the further planning and construction process.

The city of Munich was looking for a city planning solution for inner-city wasteland. Instead of realizing the lumbering and unattractive multi-storey car park which was in discussion, WÖHR + BAUER GmbH created an enriching real estate project by keeping the parking spaces but putting them underground.

The "Angerhof" is a felicitous example for successful parking-solutions with stress on demanding city planning requirements. Modern office suites and grand penthouse residences together with the underground-garage: a perfect combination under one roof and behind an appealing façade.

Best practice "Holzhäuser Center" Bad Kreuznach

Providing parking facilities while creating an attractive infrastructural solution as an entrance to the pedestrian area was the main task for this project-development in a Rhineland-Palatinate city.

A user-friendly multi-storey car park combined with inviting shops will replace the basic parking lot at the entrance to the pedestrian area.

The retail space is orientated to the pedestrian zone with large showcases at ground level. The car-park has a direct and easy access to the new traffic center and has a perfect integration into the city car-park routing system.

A lot of attention is put to the architectural appearance of the building hence its attractive front should integrate the building harmoniously into the cityscape.

SOMETIMES PARKING IS JUST PARKING

High sophisticated solutions are not always required or necessary.

Sometimes the task is "only" to create parking-space for a reasonable price in an acceptable quality. Hospitals as well as shopping or business centers e.g. have a high demand on parking space for customers, visitors and employees. The easiest and most cost-effective solution is often a simple functional multi-storey car-park to multiply the existing parking-space.

The educated civil engineer is driven by his passion for better parking-space solution.
He has worked in the parking industry for over 30 years. Before he founded his own company he was director of a midsized construction company and was responsible for the successful realization of more than hundred car-parks.
